Commercial laundry extract cleaning, done to the full run
We clean the whole extract system, not just the hose behind the dryer. Airflow is measured and reported, every section is photographed before and after, and you receive the documentation your fire risk assessment and insurer ask for.

Lint builds up where you cannot see it
Every wash and dry cycle sheds lint, fibres and dust into your extract ductwork. Lint is highly combustible, and left alone the build-up chokes airflow, strains your machines and creates a serious fire hazard.
Several dryers often share one extract run, so the branches and common duct need cleaning, not just the hose behind one machine. Long runs with many bends build up faster, because fluff drops at every bend.

- Visual inspection, assessment and airflow measurement
- Thorough mechanical brushing and full lint extraction
- Before and after photographs of every section cleaned
- Digital report and compliance certificate on every job
- Planned maintenance contracts to keep you compliant year round
Access door installation
Ductwork can only be cleaned properly if it can be reached. Where a system has no safe access, we install access doors and panels so every section of the run can be inspected and cleaned. TR19 Air expects access at regular intervals along the run.
Documentation that stands up to scrutiny
How often should a laundry extract be cleaned?
Recommended intervals are a guide. The right schedule depends on your system and how heavily it is used.
| Premises or system | Recommended interval | Why |
|---|---|---|
| Hotels, care homes, hospitals, gyms and student halls | Every 3 to 6 months, documented | High use, sleeping accommodation nearby, Fire Safety Order and TR19 record |
| On-premise or industrial laundries with a shared extract | Risk-based, often quarterly | Hours of use and lint load set the interval |
| Staff welfare or light commercial laundry (few cycles a day) | Every 6 to 12 months, documented | Workplace duty, still an ignition source |
| Long runs, many bends or a shared extract | Every 6 months | Fluff drops at every bend |
Your fire risk assessment needs a cleaning record
Under the Regulatory Reform (Fire Safety) Order 2005, the Responsible Person should be able to show a fire risk assessment and a cleaning record for the extract. The Order applies in England and Wales. Scotland and Northern Ireland have different legislation.
Insurers commonly ask for evidence that extract ducts are inspected and cleaned. Our report, photographs and certificate give you that evidence in one document.
Recurring contracts for premises that clean on a schedule
Hotels, care homes and hospitals need extract and ductwork cleaned on a repeating schedule, with a documented record each time. We offer recurring maintenance contracts so cleaning is planned in advance and documented every time.
